  • Creation of a detailed inventory with dated photographs for each tenancy as per below charge
  • Rent Guarantee and Legal Cover can be offered at an additional charge
  • Arranging regular management visits, every 6 to 8 months. Inspection reports are bespoke for your property with photos of the condition at the beginning of the tenancy for means of comparison, including any reinspection required
  • Ensuring the correct notice has been given by the tenants and they understand their responsibilities as to the condition that they must leave the property and inform the utilities
  • Liaising with the landlord in regards to re-advertisement of the property
  • Completing a check-out of the property as per below charge
  • Liaising between the landlord/agent and tenant any issues found at the check-out and agreeing the price of the deposit return
  • Administration including registering of deposits and disputes. Disputed check outs incur a cost of £35 + VAT (£42 Inc. Vat)
  • Out of Hours appointments for landlords and tenants
  • Prompt bacs payments, along with your monthly statement
  • Annual Statements can be provided to enable easy accounting of Income and Expenditure at extra cost £25+VAT (£30.00 Inc. Vat)
  • Arranging Gas Safety Inspection, Energy Performance Certificate and Electric Inspection etc
  • Advising of safety issues e.g., Smoke and Carbon Monoxide Detectors
  • Arranging Legionnaire Risk Assessment if required
  • Annual rent reviews £20+VAT (£24.00 Inc. Vat)
  • Maintenance package where we can notify the landlord of any maintenance issues that have been brought to our notice. Then discuss these issues with the landlord before organising any repairs and maintenance that the landlord deems necessary. This can be anything from fixing a leaky tap to full property upgrades
  • Arranging landlord property insurance
  • Advising utility suppliers of new tenants and settling intermediate bills
  • Debt Collection Recovery though MD Properties included for landlord with rental guarantee, external company if required will be at extra cost
  • Arrangement of Section 21 & 8 Notice if required, solicitor costs for preparation, unless landlord is covered by rent guarantee
  • An electronic copy of all documentation emailed to the landlord. We can post the paperwork for an additional cost of £25 + VAT (£30 Inc. Vat)
  • We also offer a NO LET-NO FEE policy with NO fees payable up front
